str market mapOwners and managers of short and mid-term rentals in Spain, Italy, and Portugal juggle separate tools for OTA calendars, direct bookings, guest payments, and local compliance duties such as traveller registration and Spanish electronic invoicing.
AvaiBook, part of the idealista group, is vacation rental management software that combines a channel manager, PMS, booking engine, integrated payment gateway, Verifactu-ready invoicing, a revenue management system, and Easy Web, a builder for direct-booking websites.
The channel manager keeps a unified calendar in two-way XML sync with more than 50 portals, including official connections to Booking.com, Airbnb, Vrbo, Expedia, Google, Rentalia, and HomeToGo. The PMS automates guest check-in with digital signature and submission to the authorities, sends automatic emails, and covers invoicing, team management, and reporting modules. The built-in payment solution schedules charges, deposits, extra fees, and refunds, with fraud detection, preauthorisations, and free chargeback handling. The revenue management system pairs Market Data competitor analysis with dynamic pricing. A partner network adds smart lock openings, chatbots, cleaning, and consultancy integrations.
Property managers, individual owners, vacation rental agencies, real estate agencies, rural tourism professionals, small hotels, and flex living operators across the Spanish, Italian, and Portuguese markets.
