A house that sleeps twenty is a hard thing to fill. The large travelling groups who want it, wedding parties, reunions, company offsites, do not search the way a couple booking a studio does, and on a general marketplace a twelve-bedroom property competes against thousands of small ones on the same page.
GroupAccommodation.com is a listing site for large self-catering properties, with a hard floor of eight sleeping places. Owners pay an annual subscription rather than commission, and guests contact them directly.
An owner lists the property against the categories this audience searches by, from bunkhouses and groups of cottages to castles and chateaux, and sets headline and seasonal pricing themselves. Availability comes in over an iCal link from whatever system the owner already runs, or is kept by hand in the site's own calendar. Enquiries go straight to the owner's chosen email address; the platform handles no bookings and takes no payment, so the owner keeps the guest relationship and the deposit terms. Listings are not exclusive, so a property can stay on other channels at the same time.
Owners and managers of large group properties in the UK, Ireland, western Europe and a handful of further markets, who handle their own enquiries and want a channel that charges a flat fee instead of a cut of every stay.
