AllTheRooms

What problem does AllTheRooms solve?

Real estate investors, property managers and regulators need accurate short-term rental market data, but the same property listed across multiple OTAs and owner-blocked calendar dates distort raw listing counts, occupancy and revenue figures.

What does AllTheRooms do?

AllTheRooms is a short-term rental data and analytics platform. It aggregates listing and performance data from Airbnb, Vrbo, Booking.com and other sources globally into market-level intelligence for investors, property managers, hospitality companies and destination marketing organizations.

How does AllTheRooms work?

The platform reports ADR, occupancy, RevPAR, revenue estimates and supply/demand trends, with up to 49 months of history and six-month forward projections plus competitive comp-set and pricing analysis. Patented Bayesian matching deduplicates the same property listed across multiple OTAs, and a machine-learning booked-vs-blocked classifier distinguishes genuine bookings from owner-blocked dates to improve accuracy. Dashboards include interactive visualizations and scheduled emailed reports, with CSV export and a REST API for institutional integrations. Following its August 2025 acquisition by Deckard Technologies, the platform pairs with Deckard's Rentalscape compliance product and has expanded into government and regulatory use cases.

Who is AllTheRooms for?

Real estate investors underwriting STR purchases, destination marketing organizations planning around tourism and events, property managers benchmarking competition, and government bodies tracking rental activity, with tiered pricing from individual hosts to global enterprise access.
